Why “mud” becomes a schedule killer in Nashville & Middle Tennessee


In Middle Tennessee, a few inches of rain can turn a good-looking site into a production problem—especially on tighter Nashville-area jobs where access, staging, and sequencing are already constrained.


When subgrade gets soft, everything slows down:

  • Proofroll fails or gets delayed

1) Access routes aren’t protected early

If equipment and deliveries rut the access path, you’ll spend the rest of the job fighting it.


Prevent it:

  • Establish a dedicated access route and enforce it

  • Use stone construction entrance and maintain it

  • Keep heavy traffic off subgrade areas that are close to final grade


2) Water management is treated as “someone else’s problem”

If water has nowhere to go, it will sit in your working zone.


Prevent it:

  • Plan temporary drainage (swales, ditches, sump locations)

  • Keep inlets protected and functioning

  • Identify low spots that will pond and address them before base prep


3) Proofroll happens too late

Proofrolling the day before a pour is how you discover problems when you have no time left.

  • Proofroll earlier in the sequence (before final base prep)

  • Create a remediation plan for soft spots (who, what, how fast)


4) Soft spots get “patched” instead of stabilized

Throwing a little stone on top can hide the problem temporarily—but it often comes back.

  • Use geotextile/geogrid where appropriate

  • Consider lime/cement stabilization if specified/approved

  • Re-compact and verify compaction before moving forward


5) Base gets contaminated after it’s prepped

  • Re-check grades after heavy rain or equipment movement


6) The pour window isn’t protected

Even if the subgrade is good, you can lose the pour window if trucks can’t get in.

  • Reserve access for the pour like it’s a major milestone

  • Confirm pump location and staging plan

  • Keep washout and exit routes planned and clear
